This item is in very good condition.  Picture #2 I have pointed out a small snag in the center of the waist band in the front and there is another just like it in picture #3 to the left of the zipper.  These are minor defects but we like to be upfront in showing these defects so that you have no surprises when you receive the  item.  As you can see this skirt is beautiful.  The approximate measurements when taken with a fabric tape measure are:  32" waist and 20" length.
