Please read before buying!

This is quite rare find I'm guessing probably 1890's book but I might be completely wrong.

Please see detailed pictures for condition as its in very worn condition condition also has some pages missing after page 2 next page is 31! So all pages from 3 to 30 are gone and probably very first page is missing too it's all in my pictures.
