~All items pictured are included;
NURSERY, NURSERY BUS, RED ROOF 2 story house with rails and stair case,
Pizza delivery cycle with figure and Pizza parlor pieces, Dentist figure with dental office pieces,
Bathroom/bedroom/kitchen/nursery furniture pieces along with several animal figures and
animal babies +++
~Several pieces are from the Epoch, Sylvanian families and Calico Critters line. 
There is a plastic baggie with some hats and soft clothing/material along with
lots of loose accessory pieces in the pictures.  I cannot verify that all pieces
are from those lines but they all seem to be size appropriate.  PLEASE view
pics carefully to see what is included. 
~PLEASE note that some of the pieces show age/wear/use/lifting/marks/stains
or may be missing or have lifting stickers BUT overall this is a VERY nice bunch
of playpieces.
OF NOTE:  the outside of the 2 story house shows color variations
(please see last picture for more detailed picture).
~Used but in good, clean condition, from a smoke free home,
