Book is in very good condition considering that it is over 120 years old! The top left front cover is starting to become slightly detached from the spine, but aside from that the cover is firmly attached. The pages are firm, not brittle.  A few pages have very minor age-related spots, but most of the pages are clean with no markings. Top of pages has gilt edge. Inside front page has an inscription dated 1896 (see photos).
